We group DLF homes into three tiers on this site. It's not an official DLF classification, just a practical way to compare like with like.
Premium
These are well-planned, mostly ready communities in New Gurgaon, along Dwarka Expressway and in West Delhi: places like Regal Gardens, Skycourt, The Ultima and Capital Greens. You get DLF construction, upkeep and community life at a more reachable price. They suit first homes, growing families and investors who want steady rent.
Luxury
Bigger homes, usually four bedrooms, with proper clubhouses and landscaped grounds. This is where most of DLF's recent launches sit: the Privana township, The Arbour, One Midtown in Delhi and The Westpark in Mumbai. Many buyers here are upgrading from an older apartment or a builder floor.
Super luxury
The handful of addresses that set prices for the whole market: The Dahlias, The Camellias, The Magnolias, The Aralias, Kings Court in Delhi and the Goa villas. Supply is tiny, buyers are few, and good homes rarely stay listed for long.
Which tier is right for you?
Work backwards from three numbers: your budget including stamp duty and interiors, the carpet area you actually need, and how long you plan to hold.
